# Home renovations in Whitby so you can stay in your home

Many of the home renovations Whitby homeowners 55+ plan move daily life to the main floor: a bedroom, a bathroom with a walk-in shower, grab bars or a stair lift. A reverse mortgage can pay for that work with no required monthly mortgage payments. The federal Home Accessibility Tax Credit covers up to $20,000 of eligible costs a year.

[ReverseMortgageWhitby.ca](/) helps Whitby homeowners 55 and older plan changes that make a family house easier to live in. It covers the work people commonly do, the tax credits that still exist, heritage permits, and how a reverse mortgage can pay for it all.

## Why many Whitby homes need changes later in life

**Most Whitby homes are single-detached family houses.** At the 2021 Census, 69.5% of the town’s homes were single-detached, and 44.6% had four or more bedrooms ([Statistics Canada, Census 2021](https://www12.statcan.gc.ca/census-recensement/2021/dp-pd/prof/details/page.cfm?Lang=E&DGUIDlist=2021A00053518009)).

**About 62% of Whitby homes were built between 1981 and 2010**, and about 25% were built before 1981. Many family houses from those years have the bedrooms upstairs.

Stairs become the daily problem. A bad knee, a hip replacement or a fall can make the second floor hard to reach, even when the rest of the house works well.

## Common changes that help you stay in your home

**The aim of most projects is to put everything you need on one floor.** Common changes include:

- **A main-floor bedroom**, often made from a den, dining room or family room.
- **A main-floor bathroom** with a walk-in shower instead of a tub.
- **Grab bars** beside the toilet and in the shower.
- **A stair lift**, so the upstairs stays usable.
- **A ramp** at the front or side door.
- **Wider doorways** for a walker or wheelchair.

Prices vary a great deal with the house and the contractor, so get written quotes from more than one contractor before setting a budget.

### When a suite makes more sense

Some families build a small apartment instead, so a relative or caregiver can live on the same lot. That route has its own Town rules and fees, set out in [adding a secondary suite in Whitby](/secondary-suite-whitby/).

## Tax credits for accessibility work

### The federal Home Accessibility Tax Credit

**The federal credit covers up to $20,000 of eligible expenses a year** for each home ([Canada Revenue Agency, line 31285](https://www.canada.ca/en/revenue-agency/services/tax/individuals/topics/about-your-tax-return/tax-return/completing-a-tax-return/deductions-credits-expenses/line-31285-home-accessibility-expenses.html)). To qualify, the work must be for a person aged 65 or older by the end of the year, or for a person eligible for the disability tax credit.

The credit is non-refundable. That means it lowers the tax you owe, but it won’t pay out money if you owe no tax. Keep every receipt and ask your tax preparer which costs count.

### The Ontario credit has ended

**Ontario’s Seniors’ Home Safety Tax Credit is no longer available.** It covered only the 2021 and 2022 tax years ([Government of Ontario, archived page](https://www.ontario.ca/page/seniors-home-safety-tax-credit)). Work done in 2026 can’t be claimed under it.

## Heritage permits in Brooklin and downtown

**Homes in Whitby’s two heritage conservation districts need a heritage permit before proposed work.** The districts are Brooklin and Werden’s Plan in downtown Whitby ([Town of Whitby](https://www.whitby.ca/explore-and-enjoy/heritage/heritage-conservation-districts/)). Ask [heritage@whitby.ca](mailto:heritage@whitby.ca) whether your ramp, windows or new entrance needs one.

Ask the Town before you book a contractor. Owners in the [Brooklin heritage area](/service-areas/brooklin/) and [downtown Whitby](/service-areas/downtown-whitby/) will find more about their streets on those pages.

## Paying for the work with a reverse mortgage

**A reverse mortgage pays for renovations with no required monthly mortgage payments.** You qualify when each owner on title is 55 or older and the Whitby home is your main residence. Property tax, home insurance and upkeep stay your responsibility.

### Taking the money in stages

You can take a first amount at closing for the contractor’s deposit and early work. Depending on the lender, more can be taken later as the job moves ahead. Interest is charged only on money you’ve received.

### Tell Richard about the work at the start

**Mention the renovation plan when you ask for an estimate.** A home’s condition is part of every lender’s approval. Knowing the plan early lets Richard match the work, the timing and the amount with the right lender.

### How much is available

**The most you can borrow rises with age**, from about 46% of your home’s value at 55 to about 60% from age 78. Anything still owing on the home is paid off first from that same amount. Try the [Whitby reverse mortgage calculator](/tools/reverse-mortgage-calculator-whitby/) for a first figure.

The one-time costs of setting up the mortgage are about $2,000 to $3,500 in total, including the appraisal and legal fees. The [guide to reverse mortgage costs in Whitby](/guide/reverse-mortgage-cost-whitby/) explains each one.

### Your home and your estate

**You can never owe more than your home is worth** (its fair market value) when the mortgage comes due, as long as property taxes, insurance and upkeep are kept up. Whitby homeowners get this protection, typically called the no negative equity guarantee, on every reverse mortgage.

Over time, interest is added to the balance. Rising Whitby home prices can make up for part or all of it, so your equity isn’t certain to shrink. The [Whitby home prices guide](/guide/whitby-home-prices/) shows where values stand now.

## Choosing how to pay

**Each way of paying suits a different situation.** A line of credit needs income to qualify and monthly payments. Savings carry no interest but leave less set aside for later. A reverse mortgage needs no monthly payments but adds interest to the balance.

**Richard Hopkins, Mortgage Broker, compares every reverse mortgage lender in Canada for Whitby homeowners.** He arranges home equity lines of credit, refinances and regular mortgages as well. With those weighed against each other, you get a recommendation based on your situation, even if it’s not a reverse mortgage.

Selling and moving is the other path. The [cost of downsizing in Whitby](/guide/downsizing-in-whitby-cost/) sets out what a move involves. Everything with Richard happens by email and phone, and you never need to visit an office.

## The parts Richard takes care of

- Works out what your Whitby home could put toward the renovation
- Checks every reverse mortgage lender in Canada against your plans
- Sets up a first amount, with more later where the lender allows it
- Includes your renovation plan from the first estimate
- Looks at a home equity line of credit or refinance as well
- Explains how the money fits with your OAS, GIS and tax return
- Copies your children on every email, if they are helping plan the work
- Helps you choose a lawyer near you for your independent legal advice appointment (ILA), and contacts them for you

## Your choices next to each other

**Paying for a renovation three ways (general features; your own figures depend on your age, home and income)**

| Question | Reverse mortgage | Home equity line of credit | Savings |
| --- | --- | --- | --- |
| Monthly payments | No required monthly mortgage payments | Payments required, and they rise when the prime rate rises | None |
| Qualifying | Every owner 55 or older; no bank-style income test | Income-tested, with a stress test | Nothing to qualify for |
| Paying in stages | First amount, then more later, depending on the lender | Draw what you need, up to the limit | Pay as invoices arrive |
| Interest | Added to the balance; nothing leaves your bank account | Charged at a variable rate tied to prime | None, but the money stops earning returns |
| How much is available | Up to about 60% of the home's value, depending on age | Up to 65% of the home's value, if income qualifies | What you have saved |

2. 2 Every lender compared Richard Hopkins, Mortgage Broker, checks all four Canadian lenders against your home and goals. In his first email you see how much you could get and the lenders that fit, and he asks how much you'd like. You never have to take the full amount.
3. 3 Application Once you've chosen an option, fill out a quick form and send a few documents. Your credit is checked once, and your application goes only to the lender you choose.
4. 4 Approval The lender usually sends its mortgage commitment letter within a day or two.
5. 5 Appraisal One visit from an appraiser confirms your home's value for the lender.
6. 6 Independent legal advice You meet a lawyer of your own choosing for your independent legal advice appointment (ILA). Before you sign, that lawyer, who works for you alone, explains every page.
7. 7 Closing The lender sends the money to the lawyer or title company doing the closing. They pay off your current mortgage, any other debts on the home and the costs, then deposit the remaining money into your bank account.

## Questions and answers

**Is the Ontario Seniors' Home Safety Tax Credit still available?**

No. **The Ontario credit covered only the 2021 and 2022 tax years** and has ended. You can still claim the federal Home Accessibility Tax Credit. Up to $20,000 of eligible expenses a year qualify when the work is for a person 65 or older or a person eligible for the disability tax credit.

**Does a ramp on a Whitby heritage home need a permit?**

Usually. In the **Brooklin and Werden's Plan heritage conservation districts**, the Town requires a heritage permit before proposed work, so ask heritage@whitby.ca before booking a contractor.

**Can a reverse mortgage pay the contractor in stages?**

Yes. You can take a **first amount** at closing for the deposit and early work, then, depending on the lender, ask for more later as the job moves ahead. Interest is charged only on money you've received. Some lenders charge a small fee for each later amount.

**Does a reverse mortgage for renovations need monthly payments?**

No. A reverse mortgage has **no required monthly mortgage payments**, so the renovation doesn't add a bill to your monthly budget. Interest is added to the balance instead. Property tax, home insurance and upkeep stay your responsibility, as they are with any home you own.

**Is Richard's help free for Whitby homeowners?**

Yes. You never pay Richard. When your mortgage funds, the lender you picked pays his brokerage, and the four lenders all pay the same amount, so his pay is the same, no matter which lender he recommends. You do pay for the appraisal and your own lawyer, and you see those costs before you sign.
