# Whitby real estate market, September 2026: what changed for homeowners 55+

The Whitby real estate market was quieter in September 2026, with fewer sales and lower prices than a year earlier. Here is what that means for owners 55 and over.

[ReverseMortgageWhitby.ca](/) tracks the Whitby real estate market each month for homeowners aged 55 and over. TRREB, the real estate board that publishes Whitby’s sales figures, released its September 2026 figures on October 6, 2026. Whitby had fewer sales and lower prices than in September 2025.

## The September 2026 numbers

Whitby recorded 96 sales in September 2026, down from 123 a year earlier ([TRREB Market Watch, September 2026](https://trreb.ca/wp-content/files/market-stats/market-watch/mw2609.pdf)).

The average price was $882,772, down 6.3% from September 2025. The median price, the middle of all sales, was $850,000, down 4.0% ([TRREB Market Watch, September 2025](https://trreb.ca/wp-content/files/market-stats/market-watch/mw2509.pdf)).

| Whitby, all home types | September 2026 | September 2025 |
| --- | --- | --- |
| Sales | 96 | 123 |
| Average price | $882,772 | $942,378 |
| Median price | $850,000 | $885,000 |
| New listings | 318 | 408 |
| Active listings | 428 | 471 |

Detached homes averaged $995,368 in September 2026, and their median was $945,000. A year earlier, the detached average was $1,041,657.

## How quickly homes sold

Homes that sold in September went for 99% of their asking price on average. They took 24 days to sell on average.

Whitby had 2.9 months of inventory. That is TRREB’s measure of how long today’s listings would last at the average sales pace of the past 12 months, with no new listings.

New listings fell to 318 from 408 a year earlier, and active listings fell to 428 from 471. Fewer sellers and fewer buyers were in the market at the same time.

## The benchmark price and the year so far

TRREB also tracks a benchmark price, the price of a typical home, which smooths out the mix of homes sold in any one month. Whitby’s composite benchmark was $897,200 in September 2026, down 5.55% from a year earlier.

From January to September 2026, Whitby had 1,140 sales. The average price for those nine months was $911,347, down 6.6% from the same months of 2025.

For the longer picture, including prices by home type, see the [Whitby home prices guide](/guide/whitby-home-prices/). Values also differ across town: April to June 2026 figures for [Brooklin](/service-areas/brooklin/), [downtown Whitby](/service-areas/downtown-whitby/) and [Port Whitby](/service-areas/port-whitby/) show the range.

## What lower prices mean for a reverse mortgage

The amount you could qualify for is a percentage of your home’s value. When values fall, the dollar amount falls with them.

At age 70, you could qualify for up to about 52.85% of the home’s value. On Whitby’s September benchmark of $897,200, that’s a ceiling of about $474,000.

The median makes the change easy to see. At 70, the ceiling on a $850,000 home is about $449,000. On last September’s median of $885,000, it would have been about $468,000.

These are ceilings, not quotes. The appraisal of your own home sets the real value, and your home may have done better or worse than the town-wide numbers. The [Whitby reverse mortgage calculator](/tools/reverse-mortgage-calculator-whitby/) shows a figure for your age and value.

Older owners qualify for a higher percentage. The amount goes up with the age of the youngest owner on title.

## What doesn’t change when prices dip

Whatever the market does, your Whitby home carries no required monthly mortgage payments. The property tax, home insurance and upkeep remain yours.

Even if Whitby prices fall, you can never owe more than your home is worth (its fair market value) when the mortgage comes due, as long as taxes, insurance and upkeep are kept up. Whitby borrowers get this protection, typically called the no negative equity guarantee, from every lender.

Over time, interest is added to the balance. Rising Whitby home prices can make up for part or all of it, so the equity left in your home is not certain to shrink.

## No predictions here

Nobody can say where Whitby prices go next, and this post doesn’t try. The numbers above describe what already happened in September 2026.

If you’re weighing a reverse mortgage against selling, the [cost of downsizing in Whitby](/guide/downsizing-in-whitby-cost/) lists what a move costs.
