[ReverseMortgageWhitby.ca](/) tracks Whitby house prices using TRREB, the regional real estate board that publishes Whitby’s sales figures each month. The newest figures cover September 2026. Year-over-year changes compare them with September 2025.

## What are Whitby house prices right now?

Whitby homes sold for an average of $882,772 in September 2026. The median, the middle price when all sales are lined up, was $850,000. The average was 6.3% lower than in September 2025 and the median 4.0% lower. Sales fell to 96 from 123 a year earlier.

Homes sold for 99% of their asking price on average and took 24 days to sell ([TRREB Market Watch, September 2026](https://trreb.ca/wp-content/files/market-stats/market-watch/mw2609.pdf)). Whitby’s average was above the Durham Region average of $828,141.

### By type of home

| Type, September 2026 | Sales | Average | Median |
| --- | --- | --- | --- |
| Detached | 57 | $995,368 | $945,000 |
| Freehold townhouse | 22 | $787,568 | $782,500 |
| Semi-detached | 3 | $786,167 | $800,000 |
| Condo townhouse | 3 | $567,867 | $548,600 |
| Condo apartment | 8 | $530,813 | $522,500 |

Detached houses averaged 4.4% less than a year earlier, and their median was 3.8% lower. Freehold townhouse prices barely moved: the average was down 0.1% and the median up 0.6%. Semi-detached, condo townhouse and condo apartment sales were so few that a single sale can change the figure a lot, so treat those rows with care ([TRREB Market Watch, September 2025](https://trreb.ca/wp-content/files/market-stats/market-watch/mw2509.pdf)).

## What is the MLS® Home Price Index benchmark?

The MLS® Home Price Index benchmark is the estimated price of a typical home with common features, not an average of the homes that sold. It moves less when a month happens to have many large or small sales. Whitby’s composite benchmark, covering all home types, was $897,200 in September 2026.

| Whitby benchmark, Sept. 2026 | Price | Change in a year |
| --- | --- | --- |
| Composite (all types) | $897,200 | -5.55% |
| Single-family detached | $977,100 | -5.05% |
| Single-family attached | $736,100 | -4.59% |
| Townhouse | $563,400 | -13.31% |
| Apartment | $495,700 | -6.62% |

Medians differ partly because each community has a different mix of homes. Pages on [Brooklin](/service-areas/brooklin/), [Downtown Whitby](/service-areas/downtown-whitby/) and [Port Whitby](/service-areas/port-whitby/) cover those areas in more detail.

## How much could a reverse mortgage provide on a typical Whitby home?

On a Whitby home at the $897,200 composite benchmark, a reverse mortgage could provide up to about $454,000 at age 65 and up to about $538,000 at 80. The amount rises with the age of the youngest homeowner. These are ceilings, not offers, and the appraisal of your own home sets the real figure.

| Youngest homeowner | Up to this much of the value | On $897,200 |
| --- | --- | --- |
| 65 | 50.55% | about $454,000 |
| 70 | 52.85% | about $474,000 |
| 75 | 57.75% | about $518,000 |
| 80 | 60% | about $538,000 |

These figures are rounded to the nearest $1,000 and use the same percentages as the [Whitby reverse mortgage calculator](/tools/reverse-mortgage-calculator-whitby/). Each lender has its own limits, so the most you qualify for can differ from lender to lender.

The ceiling is not extra money on top of a mortgage you already have. Any mortgage or line of credit on the home is paid off first from the same amount. Taking the full amount is optional, and you pay interest only on the money you actually take.

## Does a lower home price make a reverse mortgage cost more?

No. Reverse mortgage interest rates don’t depend on your home’s price, and the lenders charge the same rates across Ontario. A lower value lowers the most you can borrow. It doesn’t change the rate or the way interest is added to the balance.

Whitby values went down by 4% to 6% in a year, depending on the measure. The average fell 6.3%, the median 4.0% and the composite benchmark 5.55%. No one can say what comes next.

Over time, interest adds to a reverse mortgage balance, and rising Whitby home prices can make up for part or all of it. How a balance and a home’s value can move over 10 years is shown in the [guide to reverse mortgage costs in Whitby](/guide/reverse-mortgage-cost-whitby/).

## What this means for you

Whitby house prices are lower than a year ago, but a typical Whitby home is still valued near $900,000. A reverse mortgage on that value could provide a large sum without selling, and the appraisal of your own home sets the real figure. A free estimate shows where your home lands.

The average Whitby sale price in September 2026 was **$882,772**, and the median was $850,000, according to TRREB. Detached houses averaged $995,368, with a median of $945,000. Prices were lower than in September 2025.

**Do falling Whitby prices raise reverse mortgage rates?**

No. The interest rate doesn't depend on your home's price. A lower value lowers the most you can borrow, and no one can say where prices go next. The [Whitby reverse mortgage calculator](/tools/reverse-mortgage-calculator-whitby/) shows what today's value could provide.

**Does the lender use the TRREB average to value your home?**

No. Your own home is appraised, by an appraiser who visits once. The figures on this page show what typical Whitby homes sell for, and your home's appraised value is what counts.
