# Reverse Mortgages in Brooklin, Whitby

A reverse mortgage in Brooklin lets homeowners aged 55 and over borrow up to a set percentage of their home's value with no required monthly mortgage payments. ## Why Brooklin homeowners look at a reverse mortgage

The children have moved out

The four-bedroom house you raised a family in is now quiet. A reverse mortgage lets you stay in your home and use its value without selling.

A big house, a smaller income

Your pension covers the basics, but taxes, repairs and travel add up. The money can top up your monthly budget with no required monthly mortgage payments.

A home in the heritage district

Homes in Brooklin's heritage district need a heritage permit for proposed work. Tell Richard early if yours is one of them, especially if you receive the [heritage tax rebate](/guide/whitby-property-tax-seniors/).

A child who wants to live nearby

Many Brooklin parents would like to help a son or daughter buy close to home. Part of the money can go toward [a down payment for your child](/help-your-child-buy-a-home-whitby/).

[ReverseMortgageWhitby.ca](/) explains how a reverse mortgage works for Brooklin homeowners aged 55 and over. Brooklin homes have some of the highest values in Whitby, so you could qualify for a large amount without selling. Richard Hopkins, Mortgage Broker, compares every reverse mortgage lender in Canada for your home.

## Brooklin: an old village inside a newer suburb

Brooklin grew around an old village at Highway 7/12, and most of its homes were built in recent decades.

Brooklin was the busiest part of Whitby for home sales from April to June 2026. TRREB counted 84 sales there, more than any other Whitby community ([TRREB Community Housing Market Report, Q2 2026](https://trreb.ca/wp-content/files/market-stats/community-reports/2026/Q2/WhitbyQ22026.pdf)).

The village keeps its small-town habits. The Brooklin Spring Fair dates to 1911 and has been held at Brooklin Community Park since 1926 ([Whitby Archives](https://images.ourontario.ca/whitby/565/exhibit/3)).

Many owners bought their larger homes here while their children were young. Now the children have moved out, and the house holds most of the family’s savings while retirement income is smaller.

## What a Brooklin home could support

The amount you could qualify for depends on two things: the age of the youngest owner and the appraised value of the home. At age 70, the most is about 52.85% of the home’s value.

Brooklin’s median sale price, the middle of all sales, was $937,500 from April to June 2026. On that figure, a 70-year-old could qualify for up to about $495,000.

Detached homes in Brooklin averaged about $1,147,000 in the same months, rounded on TRREB’s chart. On that value, the ceiling at 70 would be about $606,000.

These are ceilings, not quotes. Your own home’s appraisal sets the real number, and the [Whitby reverse mortgage calculator](/tools/reverse-mortgage-calculator-whitby/) shows a figure for your age and value.

Any mortgage or line of credit you still owe is paid off first, out of the same money. Taking less than the full amount is fine, and you pay interest only on what you take.

Whitby prices were lower in September 2026 than a year earlier. The [September 2026 Whitby price update](/blog/whitby-home-prices-september-2026/) has the latest numbers.

## Homes in the Brooklin Heritage Conservation District

The Brooklin Heritage Conservation District was created in 2008 and covers 169 properties. The Town adopted an updated district plan by By-law 8279-26 in 2026 ([Town of Whitby](https://www.whitby.ca/explore-and-enjoy/heritage/heritage-conservation-districts/)).

Owners in the district need a heritage permit from the Town before doing proposed work, and the work must follow the plan’s guidelines. If you’re thinking about [accessibility changes to your home](/accessible-home-renovations-whitby/), check the permit rules before booking a contractor.

A heritage home can still qualify. The appraiser values it from recent sales nearby, and the lender also looks at any heritage agreement on title.

Tell Richard early if your home is in the district. This matters most if you receive the Town’s Heritage Property Tax Rebate, which needs a Heritage Conservation Easement Agreement with the Town.

That agreement says any mortgage lender must “postpone” to it, which means the lender agrees the Town’s agreement ranks ahead of the mortgage ([Town of Whitby, Heritage Property Tax Rebate](https://www.whitby.ca/services-and-payments/property-taxes/tax-rebate-and-relief-programs/heritage-property-tax-rebate/)). Knowing this from the start means it’s part of your application, with no surprises at closing.

## How Brooklin owners use the money

**Help at home.** The money can pay for personal support or cleaning so you can stay in your home longer. See [paying for home care in Whitby](/paying-for-home-care-whitby/).

**A basement apartment.** Some owners add a separate unit for a relative or a tenant. Whitby’s rules and its permit-fee incentive are set out in [adding a secondary suite in Whitby](/secondary-suite-whitby/).

**A down payment for a son or daughter.** A gift now can help a child buy close by, instead of an inheritance later.

**A comparison with selling.** Moving out of a large home has its own costs, and [the cost of downsizing in Whitby](/guide/downsizing-in-whitby-cost/) lays out the main ones.

## What stays the same after you sign

You make no required monthly mortgage payments, though the property tax, home insurance and upkeep on your Brooklin home are still yours.

Even if Brooklin prices fall, you can never owe more than your home is worth (its fair market value) when the mortgage comes due, as long as your property taxes, insurance and upkeep are kept up. Brooklin homeowners get this protection, typically called the no negative equity guarantee, from all four lenders.

Over time, interest is added to the balance. Rising Brooklin home prices can make up for part or all of it, so the equity left for your family is not certain to shrink.

Richard sets up home equity lines of credit, refinances and regular mortgages too. With each one weighed for your Brooklin home, you get a recommendation based on your situation, even if it’s not a reverse mortgage.

Brooklin homeowners pay Richard nothing: once the mortgage funds, the lender pays the brokerage. One-time costs, including the appraisal and legal fees, come to about $2,000 to $3,500, and [reverse mortgage costs in Whitby](/guide/reverse-mortgage-cost-whitby/) lists each one.

## Local help for Brooklin seniors

The Brooklin Community Centre and Library at 8 Vipond Rd runs programs for people 55 and over ([Town of Whitby](https://www.whitby.ca/community-and-people/55plus-programs-and-services/where-to-find-us/)).

Low-income seniors aged 65 and over who receive the Guaranteed Income Supplement can apply for the Town’s property tax rebate by December 31 each year. The [Whitby property tax guide for seniors](/guide/whitby-property-tax-seniors/) explains the rebate and why the Town’s tax deferral is closed until the next province-wide reassessment.

## The seven steps for a home in Brooklin

Everything happens by email and phone, and a son or daughter can be copied on every message. An appraiser comes to the home once, and you meet your own lawyer before you sign anything.

1. 1 Free estimate Answer a few questions about you and your Whitby home, which takes about 90 seconds. Your credit isn't affected.
2. 2 Every lender compared Richard Hopkins, Mortgage Broker, checks all four Canadian lenders against your home and goals. In his first email you see how much you could get and the lenders that fit, and he asks how much you'd like. You never have to take the full amount.
3. 3 Application Once you've chosen an option, fill out a quick form and send a few documents. Your credit is checked once, and your application goes only to the lender you choose.
4. 4 Approval The lender usually sends its mortgage commitment letter within a day or two.
5. 5 Appraisal One visit from an appraiser confirms your home's value for the lender.
6. 6 Independent legal advice You meet a lawyer of your own choosing for your independent legal advice appointment (ILA). Before you sign, that lawyer, who works for you alone, explains every page.
7. 7 Closing The lender sends the money to the lawyer or title company doing the closing. They pay off your current mortgage, any other debts on the home and the costs, then deposit the remaining money into your bank account.

## What Brooklin homeowners ask

**Can a home in the Brooklin Heritage Conservation District get a reverse mortgage?**

Yes. A heritage-district home can qualify. The appraiser values it from recent sales nearby, and the lender also looks at any heritage agreement on title. Tell Richard at the start if your home is in the district, so it's planned for from his first email.

**What are Brooklin homes selling for in 2026?**

Brooklin's median sale price was **$937,500** from April to June 2026, and the average was $1,033,303, across 84 sales (TRREB). Detached homes averaged about $1,147,000. Prices across Whitby were lower in September 2026 than a year earlier, so the [latest Whitby home prices](/guide/whitby-home-prices/) are worth a look.

**I receive Whitby's Heritage Property Tax Rebate. Does that change anything?**

Yes, a little. The rebate comes with a heritage easement agreement with the Town, and any mortgage lender must agree to rank behind that agreement. Mention the rebate when you first contact Richard, so it's part of your application from the start.

**Will I need to meet Richard face to face?**

No. Richard works by email, phone and video call from start to finish, and you never need to visit an office. Two steps happen in person: the appraiser's one visit to your home and your meeting with your own lawyer.

**Can the money help your child buy a home in Brooklin?**

Yes. The money is yours to use as you choose, and many parents give part of it toward a child's down payment. Any mortgage you still owe is paid off first, so the gift comes from what's left. See [helping your child buy](/help-your-child-buy-a-home-whitby/).
