Figures are dated

Rates, fees, home prices and government programs change. Each page names its sources and the date its figures were checked. For any mortgage, what counts is the lender's own offer, based on its appraisal of your home.

Estimates are not approvals

The Whitby calculator and the estimate form only ever produce estimates. A lender alone can approve a mortgage, and only after reviewing your application.
