ReverseMortgageWhitby.ca helps Whitby homeowners 55 and older plan changes that make a family house easier to live in. It covers the work people commonly do, the tax credits that still exist, heritage permits, and how a reverse mortgage can pay for it all.
Why many Whitby homes need changes later in life
Most Whitby homes are single-detached family houses. At the 2021 Census, 69.5% of the town’s homes were single-detached, and 44.6% had four or more bedrooms (Statistics Canada, Census 2021).
About 62% of Whitby homes were built between 1981 and 2010, and about 25% were built before 1981. Many family houses from those years have the bedrooms upstairs.
Stairs become the daily problem. A bad knee, a hip replacement or a fall can make the second floor hard to reach, even when the rest of the house works well.
Common changes that help you stay in your home
The aim of most projects is to put everything you need on one floor. Common changes include:
- A main-floor bedroom, often made from a den, dining room or family room.
- A main-floor bathroom with a walk-in shower instead of a tub.
- Grab bars beside the toilet and in the shower.
- A stair lift, so the upstairs stays usable.
- A ramp at the front or side door.
- Wider doorways for a walker or wheelchair.
Prices vary a great deal with the house and the contractor, so get written quotes from more than one contractor before setting a budget.
When a suite makes more sense
Some families build a small apartment instead, so a relative or caregiver can live on the same lot. That route has its own Town rules and fees, set out in adding a secondary suite in Whitby.
Tax credits for accessibility work
The federal Home Accessibility Tax Credit
The federal credit covers up to $20,000 of eligible expenses a year for each home (Canada Revenue Agency, line 31285). To qualify, the work must be for a person aged 65 or older by the end of the year, or for a person eligible for the disability tax credit.
The credit is non-refundable. That means it lowers the tax you owe, but it won’t pay out money if you owe no tax. Keep every receipt and ask your tax preparer which costs count.
The Ontario credit has ended
Ontario’s Seniors’ Home Safety Tax Credit is no longer available. It covered only the 2021 and 2022 tax years (Government of Ontario, archived page). Work done in 2026 can’t be claimed under it.
Heritage permits in Brooklin and downtown
Homes in Whitby’s two heritage conservation districts need a heritage permit before proposed work. The districts are Brooklin and Werden’s Plan in downtown Whitby (Town of Whitby). Ask [email protected] whether your ramp, windows or new entrance needs one.
Ask the Town before you book a contractor. Owners in the Brooklin heritage area and downtown Whitby will find more about their streets on those pages.
Paying for the work with a reverse mortgage
A reverse mortgage pays for renovations with no required monthly mortgage payments. You qualify when each owner on title is 55 or older and the Whitby home is your main residence. Property tax, home insurance and upkeep stay your responsibility.
Taking the money in stages
You can take a first amount at closing for the contractor’s deposit and early work. Depending on the lender, more can be taken later as the job moves ahead. Interest is charged only on money you’ve received.
Tell Richard about the work at the start
Mention the renovation plan when you ask for an estimate. A home’s condition is part of every lender’s approval. Knowing the plan early lets Richard match the work, the timing and the amount with the right lender.
How much is available
The most you can borrow rises with age, from about 46% of your home’s value at 55 to about 60% from age 78. Anything still owing on the home is paid off first from that same amount. Try the Whitby reverse mortgage calculator for a first figure.
The one-time costs of setting up the mortgage are about $2,000 to $3,500 in total, including the appraisal and legal fees. The guide to reverse mortgage costs in Whitby explains each one.
Your home and your estate
You can never owe more than your home is worth (its fair market value) when the mortgage comes due, as long as property taxes, insurance and upkeep are kept up. Whitby homeowners get this protection, typically called the no negative equity guarantee, on every reverse mortgage.
Over time, interest is added to the balance. Rising Whitby home prices can make up for part or all of it, so your equity isn’t certain to shrink. The Whitby home prices guide shows where values stand now.
Choosing how to pay
Each way of paying suits a different situation. A line of credit needs income to qualify and monthly payments. Savings carry no interest but leave less set aside for later. A reverse mortgage needs no monthly payments but adds interest to the balance.
Richard Hopkins, Mortgage Broker, compares every reverse mortgage lender in Canada for Whitby homeowners. He arranges home equity lines of credit, refinances and regular mortgages as well. With those weighed against each other, you get a recommendation based on your situation, even if it’s not a reverse mortgage.
Selling and moving is the other path. The cost of downsizing in Whitby sets out what a move involves. Everything with Richard happens by email and phone, and you never need to visit an office.
