The MLS® Home Price Index benchmark is the estimated price of a typical home with common features, not an average of the homes that sold. It moves less when a month happens to have many large or small sales. Whitby’s composite benchmark, covering all home types, was $897,200 in September 2026.

How much could a reverse mortgage provide on a typical Whitby home?

On a Whitby home at the $897,200 composite benchmark, a reverse mortgage could provide up to about $454,000 at age 65 and up to about $538,000 at 80. The amount rises with the age of the youngest homeowner. These are ceilings, not offers, and the appraisal of your own home sets the real figure.

7052.85%about $474,000
7557.75%about $518,000
8060%about $538,000

These figures are rounded to the nearest $1,000 and use the same percentages as the Whitby reverse mortgage calculator. Each lender has its own limits, so the most you qualify for can differ from lender to lender.

The ceiling is not extra money on top of a mortgage you already have. Any mortgage or line of credit on the home is paid off first from the same amount. Taking the full amount is optional, and you pay interest only on the money you actually take.

Does a lower home price make a reverse mortgage cost more?

No. Reverse mortgage interest rates don’t depend on your home’s price, and the lenders charge the same rates across Ontario. A lower value lowers the most you can borrow. It doesn’t change the rate or the way interest is added to the balance.

Whitby values went down by 4% to 6% in a year, depending on the measure. The average fell 6.3%, the median 4.0% and the composite benchmark 5.55%. No one can say what comes next.

Over time, interest adds to a reverse mortgage balance, and rising Whitby home prices can make up for part or all of it. How a balance and a home’s value can move over 10 years is shown in the guide to reverse mortgage costs in Whitby.

What this means for you

Whitby house prices are lower than a year ago, but a typical Whitby home is still valued near $900,000. A reverse mortgage on that value could provide a large sum without selling, and the appraisal of your own home sets the real figure. A free estimate shows where your home lands.
