ReverseMortgageWhitby.ca shows Port Whitby homeowners aged 55 and over how a reverse mortgage works on a lakefront house, townhouse or condo. You borrow against your home’s value and go on living there. Richard Hopkins, Mortgage Broker, compares every reverse mortgage lender in Canada for your home.
Port Whitby: the town’s lakefront
Port Whitby is the part of Whitby on Lake Ontario, south of Highway 401. It was one of the settlements brought together when Whitby was incorporated as a town in 1855 (Whitby Archives).
The harbour is still the centre of the area. The Town describes Whitby Harbour as one of the finest natural harbours on the lake, and Port Whitby Marina there has 420 slips (Town of Whitby).
Heydenshore Pavilion, on the lakefront, hosts some of the Town’s 55+ programs (Town of Whitby). The Town bought Heydenshore Park in 1971 (Whitby Archives).
Homes here are a mix of older houses, townhouses and newer condo buildings near the water. Each type is handled a little differently, as the sections below explain.
Condos: the lender looks at the building too
Condos qualify with every Canadian reverse mortgage lender. The unit must be a standard condominium registered in your name.
Three things get reviewed by each lender: the location, your unit’s value, and the building with its condo corporation. Some lenders are more comfortable with a given building than others, so one unit can get a different answer from each of the four.
Tell Richard the building’s name and address when you first contact him. He can then match your building with the lenders that suit it from the start.
Leasehold condos, where you don’t own the land, and co-ops, where you own a membership in the co-op rather than the unit itself, usually don’t qualify. Ask Richard first, before you spend time on it. Condo townhouses are reviewed with their condo corporation, while freehold townhouses are treated like houses.
When you apply, a condo fee statement joins the short list of documents: two pieces of ID, your mortgage statement and your property tax bill.
What Port Whitby values could support
Port Whitby’s median sale price was $770,000 from April to June 2026, across 43 sales (TRREB, Q2 2026). At age 70, you could qualify for up to about 52.85% of the home’s value, or about $407,000 on that figure.
Detached homes in Port Whitby averaged about $1,027,000 in the same months, rounded on TRREB’s chart. Condo units usually sell for less than houses, so the amount on a unit is usually smaller.
These figures are ceilings, not quotes. Put in your own age and value in the Whitby reverse mortgage calculator, and check the September 2026 Whitby price update for the latest town-wide numbers.
Services close to the harbour
The Whitby 55+ Recreation Centre is at 801 Brock St S. Membership costs $22.86 plus HST a year for ages 55 to 89, and it’s free for residents 90 and over (Town of Whitby).
Whitby Hospital, part of Lakeridge Health, is at 300 Gordon St. It offers dialysis, complex continuing care and geriatric rehabilitation, but it has no emergency department (Lakeridge Health).

What you keep doing, and what you’re protected from
There are no required monthly mortgage payments. Your property tax, home insurance and upkeep stay yours, and for a condo that includes your condo fees.
You can never owe more than your home is worth (its fair market value) when the mortgage comes due, as long as taxes, insurance and upkeep are kept up. Port Whitby owners get this protection, typically called the no negative equity guarantee, from all four lenders.
Over time, interest is added to the balance. Rising Port Whitby home prices can make up for part or all of it, so the equity you leave is not certain to shrink.
Port Whitby owners pay Richard nothing, since the lender pays the brokerage once the mortgage funds. The one-time costs, for example the appraisal and your own lawyer’s fee of about $800 to $1,200, are covered in reverse mortgage costs in Whitby.
Richard also arranges home equity lines of credit, refinances and regular mortgages. That way the recommendation fits your situation, even if it’s not a reverse mortgage.
Couples, and when the mortgage comes due
If you and your spouse are both on the mortgage, nothing changes when the first of you passes away. The survivor keeps living in the home with no repayment and no new approval.
The mortgage comes due when the home is sold, when the last borrower permanently moves out, or when the last borrower passes away. A permanent move into long-term care counts as moving out.
A hospital or rehabilitation stay does not make the mortgage due, and neither does a winter trip, as long as the home stays your main residence. Your family controls the sale and keeps every dollar above the balance.
Some parents use part of the money to help a child buy nearby. Helping your child buy a home in Whitby explains how that works.
