ReverseMortgageWhitby.ca breaks down the reverse mortgage cost for Whitby homeowners into two parts. The first is the one-time fees paid when the mortgage is set up. The second is the interest that builds on the balance over the years.
What are the one-time costs of a reverse mortgage?
The one-time costs of a reverse mortgage come to about $2,000 to $3,500 all together. They cover the appraisal of your home, the lender’s set-up fee and the legal work, including independent legal advice from your own lawyer. If you already have a mortgage or line of credit, there’s also a fee to discharge it.
| One-time cost | Typical amount | How it’s paid |
|---|---|---|
| Appraisal | usually about $350 | Often the one up-front cost |
| Lender set-up fee | about $795 to $1,795 | Added to the mortgage |
| Independent legal advice | about $800 to $1,200 | Your own lawyer’s bill |
| Discharge of an existing mortgage | about $300 to $400 | Paid at closing |
Independent legal advice is a meeting with a lawyer who acts only for you. The lawyer explains the mortgage before you sign, and the mortgage can’t close without it. In Ontario this usually costs about $800 to $1,200, more than the $300 to $500 that some lender paperwork shows.
Some set-up fees include the lender’s own closing legal work, and others don’t. Richard Hopkins, Mortgage Broker, explains which costs apply to the option you choose before anything is signed.
How does interest work on a reverse mortgage?
Reverse mortgage interest compounds twice a year, like interest on a regular Canadian bank mortgage, and it is added to the balance. Nothing leaves your bank account each month. You pay interest only on money you actually take, so any approved amount you leave unused costs nothing.
The four Canadian lenders, HomeEquity Bank (CHIP), Equitable Bank, Home Trust and Bloom, set their own rates. On September 17, 2026, their advertised five-year fixed rates were between 6.23% and 6.94% (reversemortgagebroker.ca rate update). Rates are the same for Whitby as for the rest of Ontario.
Rates on a reverse mortgage sit above regular mortgage rates. What you get for that: no required monthly mortgage payments, and no bank-style income test.
What would $200,000 cost on a Whitby home over 10 years?
Say a Whitby homeowner aged 70 takes $200,000 on a home at the composite benchmark of $897,200 and makes no payments. At an illustrative 6.44%, compounded twice a year, the balance would be about $274,600 after 5 years and about $377,000 after 10. What’s left for the owner depends on the home’s value.
The $897,200 is Whitby’s MLS® Home Price Index benchmark for September 2026 (TRREB Market Watch, September 2026). The 6.44% rate sits inside the advertised range and matches the Whitby reverse mortgage calculator.
| After | Balance owed | Equity left if values stay flat | Equity left if values rise 3% a year |
|---|---|---|---|
| Day one | $200,000 | $697,200 | $697,200 |
| 5 years | about $274,600 | about $622,600 | about $765,500 |
| 10 years | about $377,000 | about $520,200 | about $828,800 |
The 3% yearly growth is an assumption for illustration only, not a forecast. Whitby values fell 5.55% in the year to September 2026, so the flat column is shown too. The guide to Whitby house prices has the latest figures.
Interest adds to the balance, and a rise in the Whitby home’s value can make up for part or all of it. In this example, a homeowner aged 70 could qualify for up to about $474,000, so taking $200,000 leaves room to draw more later if needed.
You can never owe more than the home is worth
You can never owe more than your home is worth (its fair market value) when the mortgage comes due, as long as property taxes, insurance and upkeep are kept up. Every one of the four lenders offers this promise, typically called the no negative equity guarantee, though Bloom gives its version a different name.
Can you repay a reverse mortgage early?
Yes. You can repay a reverse mortgage in full at any time, and some lenders let you repay part of the balance each year without a charge. Repaying the whole mortgage in the early years usually means a prepayment charge. That charge falls over time and reaches zero after some years, depending on the lender.
The prepayment schedule runs from the day the mortgage first funds. No prepayment charge applies when the mortgage is repaid after the last borrower dies. One lender’s charge falls faster than another’s. Which one fits your plans is part of what Richard compares for your home.
What does a mortgage broker cost you?
A mortgage broker costs you nothing. Once the mortgage funds, the lender pays the brokerage. All four lenders pay the same amount, so the broker has no reason to favour one. The appraisal and legal costs still apply, as they would if you went to a lender directly.
Richard compares every reverse mortgage lender in Canada for Whitby homeowners, and he sets up home equity lines of credit, refinances and regular mortgages too. You end up with the option with the best overall value for you, even if it’s not a reverse mortgage. You can read more about Richard and the brokerage.
Which Whitby costs stay yours?
Property tax, home insurance and upkeep stay your bills with a reverse mortgage. There are no required monthly mortgage payments, but lenders check that these three are kept up. In 2026, Whitby property tax on the average $503,000 assessment is about $6,954 a year.
That figure is an estimate worked out from the Town’s 2026 rates (Town of Whitby 2026 tax rates). The guide to Whitby property tax for seniors lists the due dates and the rebates you may qualify for.
