Reverse mortgages in every Whitby neighbourhood

A reverse mortgage works the same way in every Whitby neighbourhood. What changes from Port Whitby to Brooklin is the home: its type, its age and its value, and those set how much a lender will lend. Here is what homes sold for in each part of Whitby from April to June 2026.

Three parts of Whitby with their own page

Rural Whitby, Ashburn and Myrtle

North of Brooklin, Whitby is mostly countryside, with the hamlets of Ashburn, Myrtle and Myrtle Station. They were villages of Whitby Township until the township and the town joined on January 1, 1968. Rural Whitby had the highest median price of any Whitby community from April to June 2026, at $1,015,000.

A rural property can still qualify. Each lender looks at the home, the land and the location, and not every lender is equally comfortable with every rural property. When you ask, tell Richard about the lot, the well and the septic system, so he can match your home to the lenders that suit it.

Older streets and heritage districts

Two parts of Whitby are heritage conservation districts: Werden's Plan, beside downtown, with about 250 properties, and the old village of Brooklin, with 169. Exterior work there needs a heritage permit from the Town. A heritage home can get a reverse mortgage like any other house. If you have signed, or plan to sign, the Town's heritage easement agreement for its tax rebate, mention it when you ask, because a lender has to agree to rank behind that agreement.
