Snow clearing sign-up closes November 1

Registration for the Town’s free windrow and sidewalk clearing runs from September 14 to November 1, 2026, online at whitby.ca/WindrowApp (Town of Whitby).

The service clears the ridge of snow the plow leaves at the end of your driveway, plus the public sidewalk beside your property. It’s for residents 65 and over, or people a doctor confirms are physically unable to clear snow, when no one under 65 in the home can help.

You can’t use it if you’ll be away more than 45 days in a row between November 1 and April 15.

Bank of Canada decisions: October 28 and December 9

The Bank of Canada has two interest rate announcements left in 2026, on October 28 and December 9 (Bank of Canada).

Each reverse mortgage lender sets its own rates. Nobody can say how they’ll move after either decision, and this post makes no forecast.

55+ Recreation Centre: minor disruptions until November 30

The Whitby 55+ Recreation Centre at 801 Brock St S was closed from September 1 to 13, 2026. The Town says minor disruptions are possible until November 30, 2026 (Town of Whitby).

December 31: three tax rebate deadlines

Low Income Seniors Tax Rebate. Owners aged 65 and over who receive the Guaranteed Income Supplement and live in their Whitby home can apply once a year. Send the form with your current-year GIS letter by December 31 (Town of Whitby).

Low Income Homeowner with Disabilities Rebate. Owners who receive the Ontario Disability Support Program (ODSP) and live in the home use the same form, with the same December 31 deadline (Town of Whitby).

Heritage Property Tax Rebate renewals. Owners of eligible homes in the Brooklin or Werden’s Plan heritage districts renew by December 31 (Town of Whitby).

The Whitby property tax guide for seniors explains each rebate, and why the Town’s tax deferral is closed until the next province-wide reassessment.

December 31: the ADU incentive deadline

The Town’s Housing Accelerator Fund incentive pays back certain fees for an additional dwelling unit, such as a basement apartment. To qualify, your building permit application must be complete by December 31, 2026, with no extensions (Town of Whitby).

The unit must then be registered and the agreement signed by March 31, 2027. Adding a secondary suite in Whitby covers how a reverse mortgage can pay for the work.

The 2027 property tax bills

If the Town keeps its usual schedule, the 2027 interim tax bills will be mailed by the end of January. Interim instalments are typically due in February and April, and finals in June and September; the Town will confirm the 2027 dates on the bills (Town of Whitby).

A late payment adds a 1.25% penalty on the first day it’s late, and again on the first day of each month it stays unpaid (Town of Whitby, June 9, 2026).

Spring 2027: the Ontario property tax grant

The Ontario Senior Homeowners’ Property Tax Grant pays up to $500 a year to eligible lower-income seniors who own their home. You claim it with your 2026 income tax return, filed in spring 2027 (Government of Ontario).

Singles with adjusted family net income of $35,000 or less get the full grant, and so do couples at $45,000 or less. It phases out by $50,000 for singles and $60,000 for couples.

Property tax and a reverse mortgage

A reverse mortgage has no required monthly mortgage payments, but your property tax must stay paid. Keeping taxes, insurance and upkeep up is part of the agreement with every lender.

If you’re behind on property tax, the lawyer or title company doing the closing pays it off from the mortgage money. Then they deposit the remaining money into your bank account.

The money can also cover future tax bills, help at home or accessibility changes. Richard Hopkins, Mortgage Broker, compares every reverse mortgage lender in Canada, and the Whitby reverse mortgage calculator gives you a first figure.
